Can homeowners purchase plants from the estate nursery?
No, the nursery is currently used for Association purposes only, propagating plants for estate landscaping.

What is the consent to transfer process?
What is the procedure for pre-clearance access control?
Two systems are in place:
- Estate App (available on Google Play and Apple Store). Once registered, you can request access codes via the app.
- SMS system – Save 34481/35431 to your phone. SMS “AB [number of visitors]” (e.g., “AB 1” or “AB 5 10” for future dated codes). Each code costs R2.

What is the procedure for gaining access to the estate as a new homeowner?
After transfer, new homeowners must visit the HOA office (Clubhouse) for orientation and fingerprint registration on the biometric access system. Bring a copy of your ID.
Is kikuyu grass allowed on the estate?
No. Only Cynoden Dactylon and Buffalo grass are permitted. Kikuyu planting is strictly prohibited, though existing kikuyu does not need to be removed.
Are drones allowed for marketing material?
Drone use requires written consent from ABHOA. Download Drone Application Form here.

A number of leading real estate companies can assist with buying or selling on Atlantic Beach Estate
Where are the HOA offices situated and what are the office hours?
The HOA Offices are situated within the Clubhouse, accessed via the Club Entrance off Birkenhead Drive. Office Hours: Monday to Thursday 08:00 – 16:30, and Fridays 08:00 – 16:00.
How do I update my personal information with HOA?

When are the garden refuse bags collected?
Garden waste bags are collected on Monday mornings (maximum of six per household). Place them in green bags or white Atlantic Beach reusable bags on your verge by 07h00.
What is the process for submitting plans for additions, alterations or new house plans?

When are levy payments due?
Levies are payable in advance on the 1st of each month and considered in arrears after the 7th.
When are the municipal dustbins and recycling waste collected?
- Municipal bins: Tuesdays (place outside before 07h00)
- Clear recycling bags: Tuesdays (place outside before 07h00)
When are the white recyclable garden refuse bags collected?
Monday mornings. Place outside before 07h00.
What are the dates for this year’s annual builders holiday period?
Building work closes Friday, 12 December 2025, and reopens Monday, 12 January 2026. Contractors allowed until 14:00 on 12 December 2025. Landscaping and pool cleaning are exceptions.
